What affects the cost of a garage floor coating?

Finished flake garage floor in a two-car garage

Two garage floor quotes can be far apart and both be honest. The price comes down to a handful of things about your slab and the system going on it. Here’s what moves the number, and what to check when you compare quotes.

1. Size and layout

Square footage is the starting point, but layout matters too. A single open two-car garage is quicker per square foot than one with steps, a landing, a lot of edges or stem walls to coat. Smaller floors often cost more per square foot, because setup, grinding equipment and travel are the same whatever the size.

2. The condition of the concrete

This is the biggest variable. A newer, sound slab needs grinding and minor filling. An older slab may need much more:

  • Spalling and pitting near the door from road salt
  • Cracks, settled joints and old patches
  • Oil and fluid stains that need degreasing
  • Paint, sealer or an old coating that has to be ground off

We include normal repair in every quote, so you know the full number up front. Read more about how we handle it on our concrete crack repair page.

3. Moisture

Concrete on grade can carry moisture up from below. If the slab tests high, it needs a moisture vapour barrier before the coating. That’s an extra layer of material and usually turns a one-day install into a two-day install, but it’s what keeps the floor from blistering later.

4. The system and finish

  • Full-broadcast flake with polyaspartic is our standard garage floor.
  • Extra coats of polyaspartic add wear life and change the price.
  • Metallic takes more labour and material than flake, because every square foot is worked by hand.
  • Anti-slip additives and vertical coving up the walls are options that add a little.

5. Access and timing

An empty garage is faster than one we have to work around. If you can clear it before install day, it keeps the job simple. Very cold weather can also affect what we can install and how quickly it cures.

How to compare quotes fairly

When quotes are far apart, they’re usually not quoting the same floor. Ask each contractor:

  • How will the concrete be prepared? Diamond grinding, or acid etching?
  • Is crack, spall and joint repair included, or extra on the day?
  • Will the slab be moisture-tested?
  • What exactly is the base coat and topcoat, and how many coats?
  • Is it a full broadcast of flake, or a light scatter?
  • What warranty comes with it, and what does it cover?

Every ArNy quote is written and lists the system, the prep and the repairs, so you can compare it line by line. Our polyaspartic garage floors come with a written 5-year warranty.
