Basement floor coatings that start with a moisture test
We test the slab, diamond-grind it, seal it with a moisture vapour barrier and finish with epoxy and a polyurethane topcoat that turns bare concrete into usable space.
Why basements need a different approach
Below-grade concrete sits against the soil. Moisture vapour moves up through it all year. Coat over that without testing and the floor can blister or lift within a season.
We test first
Moisture and relative humidity readings tell us what your slab is actually doing, so the system matches the concrete.
We seal for moisture
A moisture vapour barrier goes down before the epoxy so vapour coming up through the slab doesn’t push the floor off.
We tell you when not to coat
If there’s active water coming in, a coating isn’t the fix. We’ll say so and tell you what to look at first.
Dust stays out of the house
Our grinders run with HEPA dust extraction. Your furnace and upstairs stay clean.
Brighter, cleaner rooms
A light flake or solid colour bounces light around a dim basement and wipes clean in seconds.
Ready for what’s next
Home gym, rec room, workshop, storage or laundry. Coated concrete takes rubber mats, furniture and spills.
Built from the slab up
Basements fail from below, not on top. Each layer here has a job, starting with a moisture vapour barrier against what the concrete is carrying. Tap a step to see where it sits.
One house, three rooms: before and after
Old tile adhesive, a cracked slab and patched concrete. Ground, repaired, sealed with a moisture vapour barrier, coated in solid grey epoxy and finished with a polyurethane topcoat so the rooms could be used again.

What people do with a coated basement
A sealed floor stops concrete dust, resists spills and makes the space feel finished, without the cost or the moisture risk of flooring over the slab.
- Home gyms that take dropped weights and sweat
- Rec rooms and kids’ play areas
- Laundry and utility rooms that see water
- Workshops and hobby rooms
- Storage rooms that stay dust-free

Basement floor questions
My basement gets damp. Can you still coat it?
Often, yes, but only after testing. We measure the slab’s moisture and relative humidity first. Our basement system starts with a moisture vapour barrier (MVB) under the epoxy. If there’s active water coming in, we tell you to fix the source before coating. We’d rather tell you the truth than watch a floor fail.
Will the coating peel or bubble?
Peeling and bubbling come down to prep and moisture, which is exactly what we test and control for. Diamond grinding, proper crack repair and the right primer keep a basement floor bonded.
Does it smell? Can we stay in the house?
We use low-odour products where possible and ventilate during the install. We’ll go through ventilation and cure times for your system on the site visit.
Epoxy or polyaspartic for a basement?
Epoxy. It builds thicker over below-grade concrete and sunlight isn’t a concern. Our basement system is a moisture vapour barrier, an epoxy coat and a polyurethane topcoat for scratch resistance.
Can you coat over old paint or tile adhesive?
We grind it off. Coating over old paint or adhesive is the fastest way to a floor that lets go.
How much does a basement floor cost?
It depends on size, condition, moisture readings and the finish. We give you a written quote after a free site visit and moisture test.
